Desert Highlands carried strong momentum through the first half of 2026! We saw 23 home sales year-to-date — up from 17 during the same period last year. The average sales price rose about 4%, showing demand for our community remains healthy.

That said, the average price per square foot dipped about 11%. As we noted after Q1, this continues to be driven mainly by a larger share of un-remodeled home sales compared to fully updated properties. Inventory held steady at 10 active listings, same as this time last year, so well-prepared homes continue to stand out.

One number worth a closer look: average days on market jumped from 84 to 131 days. At first glance that looks like a real slowdown, but it’s skewed by a handful of individual listings that sat well over 300 days before going under contract. Set those outliers aside, and the typical Desert Highlands home is still selling in roughly 85 days — essentially unchanged from last year. Well-priced, well-prepared homes are still moving quickly; it’s the exceptions dragging the average up.
